EZ Lain Properties LLC provides short-term vacation rental properties in New Buffalo, Michigan. Our properties are managed and operated by Phillip Lain, REALTOR® (License #RB24002089, Listing Leaders Lifestyles, LL).
3. USE OF THIS WEBSITE
You agree to use this website only for lawful purposes. You may not use our platform to transmit unlawful, harassing, defamatory, abusive, threatening, or obscene material. We reserve the right to terminate access for any user who violates these terms.
4. RESERVATIONS AND BOOKINGS
All reservations are subject to availability and confirmation. A reservation is not confirmed until you receive written confirmation from EZ Lain Properties LLC. We reserve the right to refuse any booking at our sole discretion. Pricing and availability are subject to change without notice.
5. PAYMENTS
Cash is not accepted under any circumstances.
All payments for short-term vacation rentals must be made exclusively through this authorized booking website at the time of reservation. We do not accept offline payments, checks, money orders, or direct electronic transfers (Venmo, Zelle, etc.) for short-term rental bookings. All prices are stated in U.S. dollars.
6. CANCELLATIONS AND REFUNDS
Cancellation policies vary by property and are displayed at the time of booking and included in your booking confirmation. EZ Lain Properties LLC is not liable for losses due to cancellations resulting from circumstances beyond our control, including natural disasters, acts of government, or utility failures.
7. GUEST RESPONSIBILITIES
All guests agree to: (a) use the property only for its intended vacation/residential purpose; (b) comply with all applicable laws, ordinances, HOA rules, and neighborhood regulations; (c) not exceed the maximum occupancy stated in the listing; (d) not engage in illegal activity on the premises; (e) not host parties or events without prior written approval; (f) treat the property and its contents with care and report any damage immediately; and (g) vacate the property by the agreed checkout time.
8. SECURITY DEPOSITS
A security deposit may be required. Deposits are held as security for damage beyond normal wear and tear or other charges owed. Deposits will be returned in accordance with your booking confirmation and applicable Michigan law.
9. PETS
Pets are permitted only at properties designated as pet-friendly and only with prior written approval. A pet fee applies. Guests are fully responsible for any damage caused by their animals. Undisclosed pets may result in immediate termination of the stay and forfeiture of any applicable deposit.
10. NOISE AND QUIET HOURS
All guests must observe quiet hours as posted in the property. Excessive noise, parties, or disturbances may result in immediate removal from the property without refund and may incur additional charges.
11. INTELLECTUAL PROPERTY
All content on this website is the property of EZ Lain Properties LLC and is protected by applicable intellectual property laws. You may not reproduce or distribute any content without our express written permission.
12. DISCLAIMER OF WARRANTIES
